There aren’t a lot of blocks in Greenpoint with the kind of large brick and brownstone houses you might find in Fort Greene or Boerum Hill. Kent Street is one of them though. This listing at 118 Kent Street hit the market last November with a price tag of $1,900,000 and has had a few small price cuts since, most recently settling at $1,795,000. The house looks great from the outside; the interior looks to be in good shape, though it’s clearly had a makeover that removed at least some of the historic vibe. Given the scarcity of these houses in North Brooklyn, we’re surprised they haven’t gotten a decent offer yet.

The price is completely ridiculous. Brownstones in Greenpoint are priced more like Sunset Park or Victorian Flatbush. Should be more like $800,000 to $1.3 million, depending on size and condition.

Well, if the Brooklyn townhouse market is so happening again, why do brokers need to do anything more than inflate their prices? Saw plenty of evidence of that this weekend.
Agreed, dibs. It seems very pricy for Greenpoint, and there is no explanation in the listing to justify the premium.

That’s a really bad listing. it tells you practically nothing about the condition of the building. The lazy and most likely, stupid broker isn’t earning their money and the seller should fire them.
Why does someone make tiny price cuts that add up to 5.5%??? This is just an asinine strategy. Do they really think anyone’s coming with an offer less than 10% off???
This looks like a very pretty block. Close to the G, for what that’s worth. The 3-family thing might work out great for some buyers. Have no idea what it’s worth. I certainly wouldn’t mind checking it out if I could afford it.
