House of the Day: 375 6th Avenue
This new listing at 375 6th Avenue looks quite charming and put together. The living and bedrooms all have nice floors, light and moldings going for them. At 17.5-feet-wide, the house is a little skinny on paper but looks to flow quite nicely anyway. We’re not in love with the kitchen and we suspect many buyers would make some changes, but it’s inoffensive enough and appears to be in decent shape. The asking price is $1,650,000. How does that strike you?

“Great location though. Not as great since I moved from there, of course…” (Snark)

Wait, are you guys aren’t confusing this with 543A 6th ave, the 14 foot wide one? I thought i would have remembered this one of it was on the market before. Oh well, i’ve been wrong before. If the basement is indeed raw it might require a little more finesse. Does anyone know if they allow truck traffic on this stretch of 6th ave?
Saw it then & now. Tho they renoed 2fl bath they made bad choices with work done. That said they probably spent 10k or so on the quickie job so def dies not justify price increase from peak. Basement is unfinished. I too was shocked that they increased price. Short lot btw
I saw this house when it was on sale at the end of 2006 for $1.45M (i think thats what they were asking). I can’t believe they are asking more now! It has a nice layout and good location. Living room and kitchen area feels open. But kitchen cabinets/appliances are low end. Bathrooms were out dated but sounds like they reno’d one bathroom but ad does not show pics. Needed some mech upgrades at the time. The big apartment bldg next door does run the length of the yard but it gives you privacy and faces east so sun does not get cut (was not an issue for me). One big concern was the house next door(right) is VERY run down, like broken window boarded up and junk all over the place. Its primed for having a rental unit added to the basement. They may get $1.4 for it.
This house failed to sell in 2008 & 2007 at lower price than this when market was at peak. Looks nice in photos but some shoddy work inside, not to mention mechanicals r very outdated
> this is priced to sell
Really? Seems a little high for the size. Great location though. Not as great since I moved from there, of course…
some good things going for this but i don’t believe this is a ps 321 and it seems priced as it were. not sure what WL means by useable english basement, if its totally done (i see the full bath) and dry that might make people think twice.
the width is definitely an issue and the fact that the parlor floor “dining room” is not opened up to the stairs. The kit doesn’t look that bad, and unsure how the other baths look or what the mechanical situation is.
i’m going to say this is still a tad overpriced. $1.525 is a wild guess unseen. the width is going to limit the price at the end of the day.
Pigeon…that would depend on whether that building is to the south or not. My place has a deep building on the north side and one across the back. Neither one of them have windows!!!!!!! And i have full southern exposure with neighbors yards.
it is one of the best features of my house.
