When 440 Henry Street was a House of the Day back in the Summer of 2008, there were no interior photos with the listing. Now that we have some to look it, it becomes clearer why the Cobble Hill brownstone didn’t find any takers at the asking price of $1,999,000. There’s definitely some original detail but the house has definitely suffered from being chopped up into three units. Douglas Elliman’s had the listing since January, and recently cut the price to $1,650,000. Given the location and pedigree, we suspect there will start to be some interest.

I was going to say that $1.65m is a good asking price for the location, but then I read about the rent-controlled or rent-stabilized tenant. Pass. Not to worry, m4l, we’ll keep looking and find a suitable situation for us (no homo).
Ad says three-family but floorplan shows four kitchens. What’s up with that?
It really is an ugly wreck of a building.
And you get a lifetime tenant who probably has not paid any rent in ten years.

It’s painful to see a cornice replace with a parapet!
The listing says “two rentals, one a long-time established tenant.”
That’s broker babble for “one unit is rent-stabilized and you will have to either try to buy the renter out, or subsidize that renter’s cost of living and hope that the renter’s relatives don’t try to claim succession rights when the renter dies.”
Both choices are unhealthy.
facts: right now it’s occupied by 2 renters and an empty garden apartment straight outta 1965. One tenant is a rent controlled older woman. Photos are of the nicer of the 2 tenant
apartments.
