This three-story limestone house at 545 9th Street in Park Slope just hit the market and is looking pretty interesting to us. While it’s only three stories, it’s got a lot of historic charm and is located only a half-block from Prospect Park. Given those last two positives, the asking price of $1,695,000 sounds attractive….

While it’s only three stories, it’s got a lot of historic charm and is located only a half-block from Prospect Park. Given those last two positives, the asking price of $1,695,000 sounds attractive. Even on a per-square-foot basis (which comes out to about $600), it’s not too bad. Thoughts?

This seems quite low. 9th Street, while wide, is not really that busy. The only possible drawback to this house is the subway noise/vibrations. Of course, that’s also good because it’s right by the subway – something lots of central slope places can’t say. And – it’s by the park!
I have a question about the whole garden-vs.-top-floor-rental debate that seems to come up a lot here.
I understand the undesirability of having your tenants live above you, and having to either share the staircase or create a second, private/internal one. But what about the undesirability of sharing the garden/yard? To me that would be at least an equal if not bigger issue… Do people ever do a garden-level rental *without* giving the tenant access to the yard?
I think “while it’s only 3 stories” references the price. At that price, in that condition, seems a stretch. Yes, being near park is nice, but it’s WAY nicer on a side street, not a main drag like 9th Street.
And by interesting layout, I don’t necessarily mean good.
DIBS, completely agree with you. Never saw what the problem was with a three story house – unless the fourth story is a rental, it just drives up the price point.
At $600/sf, this actually looks pretty reasonably priced to me – one of the few instances where that is the case.
Eh, kitchen is tip-off that “fastidiously maintained” also can mean “frozen in aspic” and hence I suspect most buyers would want/need to put in significant work. Rental on top floor is also not great configuration – so much better to have garden rental. Lastly, 9th Street is loud and not charming. The house bones have charm for sure, but I wouldn’t touch it anywhere near that price. Next.
Interessting layout. Not sure why they did an internal stair between the garden and parlor floors except to allow the upper simplex access to the yard and cellar.
Sorry, no top floor rental units for me.
I dion’t get the constant whining of “While it’s only three stories.”
Aren’t the majority of people in NYC single, married or at most married with one child; the vast majority??????
