The house is on a lovely block and has some nice old bones to recommend it, but it’s been owned by he same family for six decades and is quite a bit worse for the wear; it’s also configured as a duplex plus two floor-throughs, not the ideal scenario for most buyers in this neck of the woods. Still, this asking price has got to be within 10 percent of the mark.

Cheever is a lovely street, though, despite the spaceship.
It’s cozy and peaceful.
Nice place, 11217 but I’m not loving the floorplan. If I were to spend $3MM+ I’d want three floors and no sign of a tenant in my upper hallways.
Don’t know what the C of O is but turn the garden unit into the rental and add a parlour floor deck. Those sunrooms are really nice though.

Do we see a lot of Cheever Place because there’s a lot for sale there, or because Brownstoner has a Cheever fixation?
Says the lower duplex is wheelchair accessible. Am I missing something in the floorplan? Or are they considering it accessible due to the wide doorways on the garden floor. Stairs leading to the parlor floor where the bedrooms are isn’t really “accessible.” What did I not see here?
