It’s a four-family house and, unfortunately, the interiors have suffered from the usual effects of subdividing. The exterior of the house is great, as is the location; we just think that, given the amount of dough it will take this to bring back to a one- or two-family, the asking price isn’t realistic.

If you’ve seen everything on the market in the area, did you check out 390 Clinton Street? An extra floor (5 stories vs. 4), was (is?) on the market for about $2.4. That was also a very sad house.

Speaking of the Cheever home.
I saw it yesteday.
Very nice place.
But it is quite a hike from subway.
Plus, you absolutely CAN hear the BQE from even the front of the house. It sounds like a giant white noise machine hovering over Cheever Place.
I did not go in the back yard (there was a waste can in front of the back door… realtor dissuading buyers from hearing the BQE???)
I saw the house. Gemini is right on. The house is a total wreck, ugly as hell, everything is as cheap and nasty as can be, and there is no way in hell it will go for more than 1.3-1.5, It is a very sad house, and I have seen everything that is on the market in that area. Please go see it for your self. It is way, way smaller (half the size practically) of 46 Cheever Place that actually is a charming house and is listed at something like 1.9. It was also open yesterday – and there is a world of difference between the two houses even taking in consideration that one might prefer the Clinton location.

The listing photos are disgraceful.
This is NOT 243 Kane, which underwent a mint gut renovation. Also, while this is a good location, it doesn’t compare to Kane Street between Clinton and Court. Apples and bananas comparison.
MInard, EVERY 4 storey/3 family or more building has a fire escape on the rear.
The ugly fire escape at the rear is the real giveaway that this is no longer a family home but rather a tenement. The stairhall also has a tenement feel. It would take a good deal of money to undo all the years of abuse and deferred maintenance that buildings like this typically suffer from. And of course the existing tenant issues are another serious matter.
