This five-story brownstone at 72 2nd Place in Carroll Gardens was on the market last year with Corcoran with a price tag of $2,350,000; it didn’t sell back then and is now listed with another broker at the inexplicably higher price of $2,499,000. The location and scale of this place are great, but most new owners are going to end up sinking quite a bit of cash bringing the interiors back from the dead.

Oh, I just looked at the rest of the pictures: let’s say 1.6
That price must be because they think either:
A) A big finance type has the dough and desperately wants to live on 2nd place in a mansion (don’t bet on it, with better places in Cobble Hill, Boerum Hill, and even Brooklyn heights going for this or less). If this type exists, there are other props. to buy that don’t require as much work (and as many potential headaches, if rent controlled tenant story is true)
B) They’re hoping for someone to come make condos out of this, which is even more of a pipe dream.
If this really is an older lady who needs to sell, then price it to move and hope to entice a couple buyers. I would say 1.75 is a place to start.
Okay… okay… everyone seems to think the Carroll Garden front gardens are lovely.
I guess it’s official: I’m an aesthetic freak.
Maybe someday I’ll grow to love the front gardens.
Oh, I forgot — is that a mopar kitchen I spy? That yellow room with pretty much nothing but a huge amount of small original tile on the floor?

I live here and I LOVE looking at all the front gardens. They area enchanting. I have never heard of anyone not liking them.

it is not a 120′ lot; per listing (and cursory look at gmaps) it is 100′ and there is therefore virtually no backyard. i like the frontyards of the places, but i’d also want the backyard. call me bi.
if rc tenant has left, then a price increase would make sense, but…
a google search of the ppty reveals: Orgyen Ling Tibetan Nyingma, a buddhist house of worship. yikes, imagine having to evict the “drag me out” rs tenant, the rc tenant and the house of religion.
two years ago someone might have made a condo play, but not this year…
i understand people who list their places looking for a “dream” price who don’t really need to sell. seems to be plenty of those around.
but the price increase is pure entertainment. reminds me of what people who inherited shells would do in the 90’s. nothing wrong with being dumb and lucky, but throw in arrogant and its a plate o’ moron. poker for one, with one card short of a deck.
if you put a velvet rope outside of an empty dive bar does that mean famous celebrities will show up?
FYI — the nice thing about these place blocks is that they have deep front yards AND deep back yards as well. The lot size is simply 20 feet longer than the typical brownstone street. Unless you particularly hate front gardens, you aren’t giving up anything, and for most people, the sense of privacy and wide streets are a plus.
