This cute one-family at 220 Seeley Street just hit the market with a price tag of $1,250,000. It’s got some very nice original details (parquet floors, beamed ceilings) and that holy grail of New York real estate, its own driveway. The broker is unknown (to us) but did a thorough job on the listing. What do you make of the price?

  1. DIBS, I’ve been to Dirty Franks and while the smell attests to its long history as a popular dive bar (you can smell it through the wall on the sidewalk), it was filled with frat-boy types. I was disappointed. Although one of the visits was on St. Patrick’s Day so maybe that was poor judgment on my part.

  2. agreed slope. and once again i never compaired the two. my piont all along was what exactly about this house and area warranted this price tag. was it the sq. footage? best local schools on the city? nonexistent crime?

  3. We still arguing about Philly? Great city, love it, beautiful old townhouses, brick sidewalks, great restaurants and museums, etc., but no one seriously suggests it is a safer City than NYC. Wasn’t even true when crime was high here 20 yers ago. Philly had a problem with a judicial decree back then limiting the jail population, so lots of multiple offenders were roaming the streets. Safer now than it was, but not safe relative to NYC.

    Also, neighborhood comparisons by distance are difficult because the affluent center core is much smaller. Neighborhoods comparable to WT are closer to Center City than WT is to downtown. And no, Frankford not = WT. Much mroe solidly blue collar and downwind from all kinds of smelters, refiners and other polluters.
