This new brownstone listing at 685 St. Johns Place in Crown Heights is something of a time capsule–tons ‘o details (even the skeleton keys still work!). The bathroom probably won’t be to everyone’s taste and the lack of a kitchen photo makes us nervous, so we’re assuming whoever buys this is going to spend a little money on a tune-up. That, and the fact that it’s only three-stories tall, make us skeptical that the seller will be able to fetch the asking price of $950,000. What think you?

What’s really nice about this house is that the woodwork, at least on the first floor, wasnt’ painted over a zillion times. But I’m not sure I could live for one second with that bathroom and kitchen, especially if I’d paid around $800k to live in Crown Heights. So, if it were my money, which it isn’t, 750k tops.
Now that Franklin Ave north of Eastern Parkway is becoming a mini Williamsburg, houses bet Franklin and Bedford will shoot through the roof in years to come. Unfortunately, for this owner it’s not going to happen while this is for sale – It’s overpriced.
I try to support small/independent brokers but is it asking too much to use a wide angle lens to take some better photos. How about taking the interior shots in the day? For God Sakes.
It is possible that I may be od’ing on too many ordinary little old Victorian houses. I feel no thrill anymore.
I need brownstone viagra.
Broker listing says “Asking: 950K(NEG)”
That tells me they don’t expect anything close to ask, and they’d probably be thrilled to beat the widget.
“691 St. Johns just went for $815,000 in late September. Same block, similar house.”
That’s about right.
$696,104/0.85 (typical 15% widget undercut) = $819,000.
Charles Ponzi will take another victim.
Price/(10 x annual rent) = $7,917/mo
Price/(3 x annual income including rental) = $317,000/yr
Sure, people collect and earn this much in Crown Heights.
***Bid half off peak comps***
$700k max
While the house has nice details, they’re not drop dead gorgeous like other houses I’ve seen in Crown Heights.
I see price cut after price cut for this one.
MM, what St. Marks House? Is there a listing?
