The owners of 615 2nd Street gave selling their Park Slope limestone a go last year but packed it in after six months when the $3,495,000 asking price proved to much for the market to bear. Now the house is back on the market with a new price tag of $2,950,000. It’s a great house to be sure but, as we noted last time around, the kitchen finishes seem a little out of place. What do you think the market-clearing price is on this baby?

  1. Yeah, CGar, realtors are an amazing breed of dumbass. For the potential commission in the $50,000 to $100,000 range, they should be expected to do a little bit more, eh? Of course, this is the seller’s fault. They didn’t make an agreement with the realtor that 4 photos and an annoying paragraph isn’t adequate!

Seriously? You’re going to pay them money for this feeble attempt? But then again, Libby is giving up 2 hours of her day on Sunday.

$125,000 houses in Buffalo have better listings than this place. So infuriating that this is considered quality work. But the market speaks. Sellers don’t seem to think this is a problem and buyers don’t call the realtors names.

  2. “Subway access ain’t that bad for 2/3 and F. 1/2 mile stroll. Other part of the Slope are much worse — you’re stuck with the F-train alone… not great.”

Looks more than 1/2 mile on google maps but I am not an expert. Still, that’s a decent 10/12 minute door to door stroll when taking into consideration making your way through the station etc. Tacks 20 minutes onto daily commute. Not hideous but not ideal either.

  3. This comment was posted back in June of 2008 when this was a HOTD. “this seems like a good price” LOL!

    >>assuming the place does not need major renovations, this seems like a good price for a house of this size.

  4. Ha ha ha Tyburg so true, except it probably cost $80,000. Also I can’t stand the fact that they ripped out the walls between the parlors, hall, and stairs. That’s much harder to fix than the kitchen.

  5. So, at $3 million, that’s $1.5 million for each of the interior photos that BHS deigns to post on their website. It’s not like any of us lead busy lives, so why would we possibly want to see as many interior photos as possible when we can otherwise just shlep over to the Open House in the middle of the day on Sunday.
