This one-family house at 165 Fenimore Street in Prospect Lefferts Gardens hit the market in July when it was an Open House Pick. It was listed for $849,000 back then and is still listed at $849,000. No price cuts here! It’s a very attractive house and manages to have five bedrooms despite its size of 2,364 square feet. By comparison, 128 Rutland Road, which is a block away and almost 1,000 square feet larger, just sold last month for $930,000. Where do you think this one will end up?

All the house on my block – 3 & 4 stories – had to add parlor floor potties.

Pre-DIBS renovation? Perhaps not. But the vast majority of 4 story brownstones do not have a parlour floor potty. But, while eveyone knows my hatred of ensuites, I do think the lack of a single tub is a serious issue.

Rutland Road is considered pretty prime Lefferts Manor, while Fenimore is far fringier. So I would expect the Rutland house to go for a lot more per squae foot (not that I put much faith it ppsf).

I think it’s an issue because there’s no bathroom on the level where I would spend 90% of my awake hours. I don’t think you could find too many 4 story houses without at least a toilet on the parlor level.
There doesn’t seem to be a sink in the basement WC. I hope they have one of those toilets with the attached sink on top.
Make the third floor a master bedroom suite and call it SOLD!
LOL. I’m being genuine though. How lazy are we that we can’t walk up or down one flight to go tinkle? If it’s that big a problem perhaps a condo should be looked into rather than a 4 story house.
