This two-family townhouse at 102 Prospect Place in Park Slope just hit the market last week asking $1,699,000. The house, which is configured as a double duplex has some nice original detail and looks to be in good shape, but the lack of kitchen and bathroom photos is a bit of a red flag; the 19-by-35-foot floorplate is also a little on the small size. Still, the asking price doesn’t seem crazy for the neighborhood. Thoughts?

I lived on this block for a little while. Even if it’s not prime PS, it’s pretty nice, esp. for convenience to both the IND and IRT subways. The biggest downside to this block is the view across the street — smallish buildings out of character for the neighborhood (mainly because a lot of them are I think extensions of the storefront buildings on Flatbush).
I have a question for PS types — what type of rents would be normal if the lower duplex were being rented? What if it were converetd to only a 1 floor, 1BR garden rental?

Currently, I’m not willing to pay 1.6M – until & unless I see prices tick up and everything comparable is selling at 1.6M. I was asking about this level and below because this price range is more relevant tracking indicator than the 2.5M+ levels which are for the uber rich.

Loos like a nice place, but compared to others I’ve seen in this hood currently says overpriced.
Prospect near flatbush is just barely Park Slope. Not what I’d call a prime block at all.
Similar places on the prime north slope blocks are fetching close to this or less, and they’ve been on the market a while without action.
On the plus side, a double duplex makes the rent roll a bit more effective, and these can be hard to find (except frame houses for some reason tend to be)
No kitchen photos immediate red flag, assume need a complete redo, I’ve never seen a place not show kitchen photos and have them be useful.
Also no bathrooms at all. So assume need to be redone as well.
As with any place, I stand by assume 20-25% overpriced market for these properties. Reduced buyer pool compared to condos in an illiquid post-bubble market. Needs a good 100 DOM like all it’s brethren to properly evaluate.

Yes, price seems not bad even if it needs kitchen/bath work. Though, I really wish they’d put up kitchen photos so one can see if it’s a disaster, or more aesthetic. Would guess the later given the other photos, but still, it’s a question of can you live with what’s there for a while or do you have to immediately dump more money in, yes? And, can you rent out the half right away or not? I guess the idea is to not turn people off right away from the photos, but to me lack of them is worse cause one may imagine worse than reality and not call at all.
