Hmmmm. This house at 400 Dean Street has some nice aspects to it (some original details, attractive facade) but, by the listing’s own admission, needs work in the bathrooms and kitchen. (Also, what’s up with that parquet floor?) If it were in impeccable shape, the asking price of $2,095,000 might be reasonable, but given that it’s not, and that the location is neither prime Park Slope nor prime Boerum Hill, we suspect the price will have to come down some.

  1. I wonder if there’s a bunch of complainers and know it alls down in Merida on a website called http://www.adobe.com? Snarky comments all day about bad wrought iron lighting, the occassional outdoor bathroom facilities, bad mexican food and the overall economy including the recent Mutant Culohat Peso Bubble?

    They probably have their resident Culosombrero poster called TheQue.

  2. Pretty small footprint. Neither wide nor deep.

    Two rental units don’t support that price so it has to be converted to a single family with or without a garden rental. Not even close to worth the price.

    Floorplan is actually pretty good for a conversion if the mechanicals are decent.

    Parlor Floor: Convert the half bath/wet bar/closet into a kitchen. Possibly add a half bath next to stairs depending on plumbing.

    Third Floor: Kitchen on third floor into a bath. Add closets.

    Fourth Floor: No changes.

    Garden floor: On the cheap – Knock down some walls and make into a large studio with the refrigerator repositioned. Done right, move kitchen to middle and place a bedroom where the kitchen currently is.
