This house at 84 Rutland Road is a classic Lefferts Manor beauty. The mix of brownstone, limestone and brick house has an amazing parlor floor that’s chock full of original wood moldings, parquet floors and a mahogany pier mirror. There was some discussion last week about whether the days of houses in PLG fetching over a million dollars are over. If that’s the case, then this place’s asking price of $1,200,000 won’t fly too well. On the other hand, another four-story house across the street at 49 Rutland Road closed in June for $1,425,000. This will be interesting to watch.

  1. I live in LG, but I dont understand this type of price relative to other options.

    Based on amenities and other issues, it seems like Ditmas Park, Clinton Hill or Forest Hills are better values at similar price ranges.

  2. The original parts of the house look great (although I do agree about the yellow – it’s just paint). The renovated parts, the kitchen and den – no so much. It looks like there was serious damage or wear in the den and they didn’t have the money or inclination to restore it – or maybe they just wanted one room where they could hide out from wood and moldings. The kitchen – ugh. Just ugh. But – 1.2MM still seems like a good price for a house this size with so much detail preserved; I think they will get very close to that. Maybe the top floor is the nanny’s apartment?

  3. Lovely house. . great block. But it’s definitely a one-family house being used as a (illegal) 2-family, in violation of zoning and the Lefferts Manor covenant.
    Don’t know if that matters or if it could affect getting a mortgage.
    Maybe that is priced in . . . since this asking is a tick lower than others on the block.
    Just asking . . .where are the haters out there who claimed 49 Rutland would never a> sell for that price or b> go to closing even after ‘Stoner revealed a contract was signed?

  4. this is a nice block. i think 1.2M is a fair price. i have 2 kitchens & live in my home as 1 family. i love the phrase “warming kitchen” – this is what i will call it from now on-lol.
