The listing for the three-story brownstone does not include a single photo (rarely a good sign), mentioning only that there are original details. It’s listed on Property Shark as a legal one-family but the listing makes it sound like it’s divided into two or three. What’s more, this is not prime PLG. Were this place in Lefferts Manor, the asking price of $1,200,000 might be doable. In the Nostrand-New York block though? Not a chance. $900,000 if they’re lucky, we’d guess.

    Those 2 blocks mean plenty.
    You’re that much further from the park and garden and Q subway stop.
    Nobody moving down from Park Slope wants to be out by Nostrand, but they’ll pay plenty extra to be on the best blocks.
    That’s why this listing is such a joke, whether you like Lefferts or not.

  2. This is the most absurd asking price I’ve seen in a long, long time. This house would have to be in a much better neighborhood before this kind of figure would be even marginally justified. Ridiculous.

  3. I don’t get it. This is 1 or 2 blocks out of LM proper. If this will have such a hard time getting this price, or even $900,000 then it does not give me much confidence in the LM market in general.

The worst thing about these small brokers is they never have their own website, so they list with the Remax website which is just a really lame listing service with badly functioning search engines, and there are NO details or interior pictures or maps or floorplans for the properties listed. It’s not even hard to have a website these days, so there’s no excuse for not being able to offer any marketing online for your clients.

    These homeowners would do way better simply doing FSBO and listing the house at a realstic price on Craigslist and doing open houses every other Sunday for a month or two. That’s how little these small brokers have to offer them.
