This round-front brick at 566 74th Street is looking like a decent deal at the asking price of $749,000. It’s got plenty of original detail (including some very nice floors) and what it lacks in interior square footage it partially makes up for with a 148-foot-deep yard. There’s a court-ordered change in ownership listed on Property Shark from April that’s got us scratching our head. Perhaps it’s somehow related to the fact that this is a relatively low asking price. Anyone know the back-story?

3:39PM I’m not trying to discriminate any race or color. If you live in the area you would know what I meant. I, like many people, just prefer clean and quiet street when I choose a house. Unfortunately, in this society, if I mentioned any color or race, I instantly become “racist”. There is an article about an Iman in NYT which won 2007 Pulitzer Prize. Some people didn’t like it, but I really enjoyed.

650k-750k is about the going market rate for a 2-fam brick rowhouse in Bay Ridge these days. Most definately not relatively low. Guess the folks who paid 1.5 million to live across the street from housing projects in “prime” hoods like Boreum Hill don’t like hearing that though.
There is the largest Arab community in Brooklyn around 69th and 5th Ave. But if you go down to 74th or 75th, it becomes much quieter and nicer. The original details are nice. maybe need a lot of update, I guess…. But over 90FT of backyard sounds great.
Agreed that 749k is not a relatively low asking price, especially if you consider that the deflating bubble affecting Queens, LI, NJ, etc. will probably enter Brooklyn via the Queens border (Bushwick, East NY, Bed-Stuy) and Staten Island (Bay Ridge and environs).
so the owner died, and the estate was to sell the house. when it came time to close the title company said a deed was missing, and the estate couldn’t product it and objected to providing it. the buyers sued the estate for specific performance and the court granted its request and would not allow either party to terminate the contract. My guess is the parties agreed to just walk away.
It looks like the missing deed was eventually found and filed.
