We wish there were some more photos to work with but from what we can see this new listing at 638 Union Street has a decent shot of achieving its asking price, in large part because the asking price is only $1,300,000, not a big number for Park Slope. (Granted, this is only a stone’s throw from 4th Avenue, but it’s still Park Slope!) Anyway, the photos of the entry hall look fine but there’s not much to go on when it comes to the rest of the interior. (The fact that the listing says “Bring your architect and imagination to design a spectacular home of your own” suggests that the rest of the interior ain’t much to brag about.) The exterior will probably be a big selling point for some people, as the fully-detached house is surrounded by a large community garden

Took the 2/3rds tour today (middle unit had intransigent tenant that wasn’t letting people view the entire 1st floor).
Bones seem OK – but the whole place needs to be torn down to skeleton and remade. Garden unit has reach-up-and-touch ceiling.
At 1.3 and a 500k min reno into a single or single-with-garden apt, seems a little pricey for the location.
Also, current use as what appeared to be a 4 family leads me to question if it can be delivered empty in any reasonable timeframe.
Still, I bet it sells at ask – 1.3 for a building in the slope got me in the door.

Neither side of Union is zoned for 321 below 6th Avenue. This is probably zoned for 282.

I thought it was called that because the trains are only 2/3 as wide.
N & R = the “never” and the “rarely.”
Any IRT line is “magical” compared to the wide bodies. The 2/3 zip along Flatbush at a snappy pace, in 2-3 minute intervals. Hence the name: 2/3.
You could write a novel, however, waiting for the R at Union St. And your eardrums will bust when the N comes blasting through the tunnel on the express track.
Two thoughts – you’re goning to pay a lot more for your heating bills when you have no buildings on either side of you blocking the wind and the cold.
Unless you’re OK living on one floor, you’ll have to wait get rid of one tenant and that slows down the start of renovation.
Lastly, I wonder what school this house is zoned for…321 only applies to one side of Union.

I took the R for years. From here it is one stop to Atlantic Ave and pretty much all the transfer options you could want.
Which is the magical “subway” line you deem worthy of that title?
