This new listing at 369 6th Street isn’t the biggest or most ornate house in Park Slope but it sure is cute as a button. The three-story brick is a legal two-family but has been configured as a one-family. The moldings and woodwork are impressive and the place clearly has had a tasteful renovation at some point recently. So the question is not whether this place will catch the eye of buyers but what they will make of the $1,749,000 asking price. Thoughts?

  1. 395 7th Street was listed at 1.775 million (identical house although not nearly as cute or finished as this one) and it went to contract in 29 days.

    It’s the best comp there is.

  2. Absolutely lovely, classic brownstone feel that everyone wants. Has two additional bedrooms and bath on the garden level. Great block. House on the block went last month that was asking 1.8. Think they’ll get close to asking.

  3. I don’t know. It seems like 3 bedrooms sharing 1 bath (with 1 sink!) on that top floor, in addition to the tiny kitchen, the doll-sized living room and the location not exactly being primo Park Slope put this in the category of over-priced. Cute house, but 1.8 million of cute?

  4. Looks seriously narrow from the pictures. What is the house width? Nice looking place, but I’d say overpriced considering the cramped space.

  5. What a great house. Love what they’ve done. I think it’s about in line with what other houses this size have been going for in this part of the Slope.
