Did someone say hot tub? If you can come up with the $1,500,000 for this new listing at 364 7th Street, you can soak to your heart’s delight. As for the house itself, it’s a three-family brick with nice, but not mind-blowing, details and finishes. (The parlor floor does have quite a nice feel.) The location’s decent too. What do you make of that price?

DIBS is curtains vs. drapes a real distinction? i had read that it is not
based on saminthehood’s estimate of 2500 for the upper units … let’s say the duplex can get 3500. The place is worth 8500×120=1,020,000 (I know that’s right because BHO said so)
At only 15xrent (instead of 20x or more in some cases), it doesn’t seem like a bad deal.

This is how you are supposed to hang curtains, in case you didn’t know, which I am sure you didn’t…………………
We have friends who live a few doors down, same exact layout (but mirror image). The bedrooms in the duplex in this one are in the finished basement, below grade (you need to walk up to get to the backyard), so there must be zero light. Our friends’ townhouse – similarly set as a 3-family – doesn’t have a finished basement; its collective storage. Nevertheless, if you dont mind having the bedrooms below grade, and are okay with only 2 bedrooms, I’d say this is probably a decent deal. Dont know how the top units have been renovated, but you can probably rent the two top units for $2500 each, at least, which pays for a bulk of the mortgage (our friends pay alot less than that in rent but they have been there for years and its a s—hole).
Same kind of question as Maly: Where’s the entrance to the garden apartment? If you count that space, it’s less than 400/sq. ft, which is pretty terrific. If it’s not counted, it’s a little over 500/sq. ft. I’d want to know what the rent roll is, but even at that rate I think it’s a good price. It wouldn’t shock me if this went over ask, even, particularly given the good location north of 9th St. and near the subways.
Is a hot tub an amenity worth thinking of? I’d rather buy the house I wanted, and put one in if I wanted one (I don’t.)
Passed on a coop with a sauna in it – nice, but not worth buying the place for.
Charmless and a bit overpriced, but well-located.
