Back in December, 69 Willow Street ($5,750,000) was a House of the Day, followed by 46 Willow Street ($4,000,000) and 47 Willow Street ($2,400,000) in February. And of course, there’s the mother of them all, Truman Capote’s former crib at 70 Willow, which is still for sale at the reduced price of $15,900,000. Now, as Curbed noted yesterday, there’s one more to add to the list: 26 Willow Street, a gorgeous 23-foot-wide Greek Revival house that just hit the market with an asking price of $3,800,000. Sweetness.

Very special. Great location, good bones, nice original detail, back veranda is somewhat unique.
Worthwhile investment for someone.
Didn’t it take almost a year for the renovation of 17 Prospect Park West? According to the owner “simply because we’re aiming to retain original architectural details while updating systems”
bkhts2, from what I can see looking into that clinton ave mansion, the fancy woodwork and other details look original or original-looking. and it’s a huge mansion and it needed everything (ie water damage, long term neglect,….). for that to be nearing completion in 15 months or so, just find it hard to believe it would be 18 months to simply up do the upgrades discussed here
It won’t take anywhere near 18 months. With quality, experienced, plumbers, electricians and HVAC guys, each one of those jobs is 4 weeks at the most, at the most.
And from the looks of them , the windows too are in very nice restored shape.
I’ve bid on a bunch of gut renov needed type houses and this does not look like it. Could it? sure. but looking at the pics, one wouldnt deduce as the 1st thought it’s a gut renov
bkhts, you can spend $5 MM on the restoration if you want to.
All I’m saying is that the place looks like it’s in exceptional condition EXCEPT FOR the systems, bathrooms and kitchen.
If you are saying that it’s going to take 18 months and more than a million dollars to do that then you are not very experienced with renovations.. I’m not trying to prove thet I’m the most brilliant commenter. What I have is experience, gut renovating 6 homes so far in my lifetime. This is not a gut renovation, otherwise it wouldn’t be priced anywhere near here.
Please, stick to the specifics of what we’re trying to discuss as the scope of the renovation for this particular property. i don’t need to be schooled on what is and isn’t an appropriate amount of money for any particular neighborhood.
As for the time to renovate, it takes more time for a house loaded with original details to be renovated vs. one that is gutted. That is because the new systems have to be carefully installed without destroying the original details.
