The 25-foot-wide house at 74 Hicks Street just hit the market asking $6,500,000 and it’s a beauty. It’s clearly undergone a high-quality (and tasteful) renovation that preserved the old floorboards while spiffing up the kitchen and bathrooms. It’s currently configured as an owner’s triplex over a garden-level rental though with a price tag like this it’s going to take more than a few thousand dollars of rental income to take the edge off that mortgage! As for the asking price, here’s where we stand: We’ve got absolutely no idea whether they’ll get it. Seems like a lot, but this is a fall-in-love-and-move-right-in situation so you never know.

  1. Checking the NYC rolling sales data, I see that a house close-by to this one sold for $6.2mln a year ago, but it was on a smaller lot and had less square feet. Maybe $6.5mln is not so crazy after all. It certainly seems within the realm of reality when compared to previous sales prices of homes of this caliber. Back in, I believe 2007, a renovated 25 foot house on Willow Street sold for $8 mln.

  2. This is a stunning house and very tastefully done. The renovation respected the original main rooms, which have been restored, while the kitchens and bathrooms are modern, but relate in a nice way to this historic character of the house. Gorgeous.

  3. the separate apt does not have to be an income-producing rental. It could be a guest apartment or an apartment for a grown child or for staff. People like this aren’t in town much so having someone in the house watching over things is a plus. I think they will get close to ask. The super-rich are richer than ever, probably because they have stolen the rest of us blind.
