And now for something completely different…this house at 307 Adelphi, which from the outside looks like a classic Fort Greene brownstone, has received quite the renovation. There are no photos of the upper floors, but the listing says that the original details have been meticulously restored. The real “wow” factor comes from the garden-level floor where an ultra modern kitchen has been built. The whole thing is packed with lots of high-end name brands and looks pretty darn slick. The cost of entry? $2,690,000.

  1. Yeah, this renovation does not do it for me at all. The floors are meh, the ceilings are meh… it’s just not enough of anything… not cool enough architecturally with the ultra modern touches, and the not warm enough with the restored features. At that price, I would ignore it.

  2. My husband went to the open house and said it was glitzy but not that well-realized in the end. He said it’s still a work in progress–the agent told him all of the work is supposed to be done by the time the house sells.

    I’m not sure why he went. This isn’t my taste really…

    I’ll remind everyone that Ay’s South Portland house and Iz’s Washington Park house (both attached brownstones) sold for $3 million a while back so this would NOT be the highest price paid in Fort Greene.

    Although I will admit having a vested interest in prices remaining high in Fort Greene, I’m not sure it serves any purpose asking too much and having a house sit on the market for too long.

    With the parquet flooring in the picture?

    Meanwhile and in the meantime, the amazing and architecturally significant house on DeKalb’s been reduced to 1.995MM.

    Trying to understand how Mr. B. could say $2.69MM with no comment on that price.

    Is this what Ft. Greene has come to?

  4. The renovation, however nice it came out, was still poorly conceived. I don’t know what sort of brownstone owner would accept that the owner duplex has just 1 bedroom. Plus, unless you want to share the staircase with your renter, there’s no effective way to include a 3rd floor while keeping the remaining floor a rental. For such a well done renovation, this was a glaring omission.

  5. there are more photos on the broker website, not sure why they arent on the BS Marketplace.

    this renovation isn’t something I would pay for, but there’s probably a market for it. separately, the parquet flooring looks weird in the photos.
