This townhouse at 55 Dean Street hit the market last Fall with an asking price of $2,100,000 but was quickly reduced to the current ask of $1,900,000. The exterior of the house is beautiful and is part of a row of similar brick houses (and just a couple of lots over from the selling-like-hotcakes development at 47 Dean). The interior is mixed: The listing shows one room with beautiful original moldings but some of the other rooms don’t have nearly as much charm. That’s probably why the price begins with a 1 instead of a 2. Thoughts on what this will end up going for?

  1. Why is it bad to have to share stoop entry with tenants? Duplex has separate entrance, full back yard, gets the more glorious parlor rooms, unimpeded access to cellar, c of o for 3 families, 48,000 annual gross income.

  2. 142 has been for sale about a year and was hotd last year. has been moving from broker to broker. And cost almost 50% more than this listing. Not all HOTD are supposed to by the nicest – just representative sample of what is out there.
    a 20 x40′ ‘unrenovated’ house in this relative location is going to be somewhere above $1.6 and less than $2 depending upon specific block and condition.
    Maly obviously doesn’t live around here to say $1.45

  3. Crappy choice. Couple new listings in the Heights should have been the HotD. If you really want Dean Street in Boerum Hill, there is a beautiful 25 footer @ No. 142.

  4. Quite a bit of work to make it nice. As an investment property, assuming all is well maintained, I’d say $1,450,000. As a project for a wealthy buyer, the location isn’t optimum, so i think they’re overshooting at $1.9M. Maybe $1.65M?
