Not everybody likes creaky old floor boards, cracked moldings and banging radiators, so it’s a good thing there are some completely redone and modernized houses out there. This three-story brick at 421 12th Street certainly qualifies. We tend to like our old townhouses with a little hair on them, but the renovation of this place–which is now divided into two units–was certainly done quite tastefully. Given the size of the house, though, and the nice-but-not-north-slope location, the asking price of $2,250,000 seems pretty aggressive. Thoughts?

Looking at that one, it seems to be close in size of this one and from the pics on Street Easy that looks like it was renovated too. I could see this place asking more but I don’t think they’ll get over 2 million. I wonder where they came up with that price?
16.5′ wide building. 15′ max interior wall to wall. Don’t think all that steel was necessary. by the stairs, yes. But overkill on part of the architect everywhere else. Could have had two columns right next to steps and more open space front to back.
Is there a parking spot?
2.25M aint a lot of money for a move-in ready house. someone will stroll in and over pay. rich people are getting richer right? now, diff story if this was targetted for the squeezed middle class folks
I like it, but I just hate a modern bathroom, it just reminds me of a night club or an office……
I also saw that the sellers paid top dollar for this house several years ago and this is an expensive renovation. They will be very lucky to break even if they get their asking price. But I bet they come close. Inventory is low and though the house is not on an attractive street, it is in PS107.
Recall that 344 1st st. sold for around 1.95 and was asking 2.150 at about this same time last year–a similarly modernized house, but bigger and with a usable basement, and also on a more typically residential block.
That house was more solidly renovated and not two houses away from a parking garage that will inevitably be sold to make room for a big condo building.
So yes, aggressive pricing indeed.
The seller bought it already renovated, at the top of the market (2008) for $1,711,000. Is it worth 450K more today, even as recent sales in the neighborhood go for no more than $1.65M?
ACtually, this looks like about a 750k renovation. Throw in 1.2 for the building, then real estate commissions, etc. and you are there. True, it doesn’t seem like a reno OUGHT to cost that, but based on some of the architects I have been talking to, that seems middle of the road. of course, i do sometimes feel i have been talking to the wrong architects…sigh
