The hotel gods of North Brooklyn giveth and they taketh away. Only a year and a half after purchasing the property for $695,000, the group behind the Guernsey Inn at 158 Guernsey Street in Greenpoint have put the four-story building back on the market for $1,195,000. We’ve never been inside, but it sounds like this was really more of a monthly boarding house than a place for tourists and out-of-town parents to crash for a couple of nights. Anyone know the story behind the sale? For the curious, there’s an open house on Sunday from 2:30 to 4 p.m.

i’d use this as a one family if i had a couple of kids. big house, good school, safe nabe. good food options. it’s a great deal compared to so much of what is on this site, ie: the 14th street in the slope listed in the open house pics – this is way closer to the city and in a better location and with an excellent school.
I’m not a Greenpointer, but location-wise, this is not a bad (or particularly ugly) part of Greenpoint. A long (but not out of the question) walk to the Bedford L train. Its near (but not in) the historic district, its near the shopping districts of Manhattan and Franklin, not to mention norther Bedford Ave. Its near McCarren Park and (maybe someday near) Bushwick Inlet Park.
It is NOT a few blocks from the Exxon Oil spill – its about 10 or 12 blocks (i.e., this closer to the Bedford L train than it is to the edge of the spill location). Between the spill denier (2:34) and the spill hyperbole (2:59) lies the truth…
All that said, with no CO and a use class of two family, is a B&B even legal there??
I’d say $750-850 grand tops.
It’s an ugly neighborhood (I know because I walk through it to and fro work everyday), it’s a few blocks from the largest oil spill in history (on land), and during the summer the sewage treatment plant can’t stank up the joint.
The rent roll won’t carry 1.2 million either unless you have a serious chunk of change to plunk down on it.

here, here 2:34. I love Greenpoint, and that area is safe and near everything in N Bklyn/LIC.
It’s actually moderately priced considering what has been purchased or on the market in the area. For a B&B it’s a great location (the alternative for guests is Le Jolie on Meeker, yuck) — I’m surprised they are selling it, unless they’ve learned they just aren’t cut out for doing that much laundry.

this is a 5 star school and was given an A by the dept of ed.
mccarren park is wonderful and only going to improve with the 50 million about to be dropped to update the landmarked pool. you would be right near both the playground and the saturday farmer’s market.
also, the toxic oil spill/cancer stuff is total BS. the brooklyn stats don’t support it. several other nabes rank significantly higher in cancer rates. also, greenpoint has 2 five star elementary schools – 31 and 34 – so obviously the kids are doing well.
i don’t even live in greenpoint, but i do really like it and think that this is a pretty good deal for a real building in a safe area with lots of restaurants and other conveniences. you can take the g to the 7 or to the L or the B61 bus to the L which is very fast. quick trips home in a cab too compared to like park slope.
do not understand how you can knock greenpoint, which has zero projects and great schools, but hype up clinton hill and bed stuy which, even if you avoid the crime, you still have shit schools. really think that many on this site lack first hand experience with greenpoint or williamsburg and just say total nonsense. many of greenpoint streets are brownstoner charming – more brick houses like cobble hill obviously rather than brownstones. open your minds!
btw – if you don’t like the exterior, change it, big deal…
