The object of our attention today is an elegant four-story, four-bedroom brownstone, at 66 Clifton Place in Clinton Hill, that’s outfitted as a one-family. With original details and a thoughtful renovation, it’s got a fair amount to offer the buyer who can float the price tag without rental income.

Among those things is a master suite that takes up a full floor. It’s got a large bedroom in the front, a walk-in closet, and a bathroom large so large you could get exercise walking from the double sinks to the Jacuzzi tub.

The remaining three bedrooms are above, on the top floor. They’re smaller, needless to say, and their cubic footage is cut into by what the listing calls “charmingly pitched ceilings.”  They’re skylit, though. There’s also a laundry room up there, as well as a bathroom.

The kitchen — fairly new and quite lovely, with stone countertops and a center island — is on the garden level, alongside a dining area and a den. Sliding doors lead to the garden, which is outfitted with an ipe deck, a tiled patio and “an architect designed outdoor kitchen,” with a gas grill.

There’s a second dining room above, on the parlor level, which contains a wet bar and a wine refrigerator. The main living room is right where you’d want it, in front of the parlor floor. It’s got an original carved-wood fireplace mantel; there’s a second one in the dining room.

High-end touches here include radiant heat, central air conditioning, a “home automation system by Savant,” and a wired-in sound system. Windows and Buderus boiler are new. Like we said, some attention was paid to this place.

The house has sold twice in the past decade, for near identical prices. In 2006 it went for $1,265,000. After a renovation — but also after the financial downturn — it sold for merely $5,000 more in 2009, when we featured it as a house of the day. That was far below the asking price of $1,595,000.

Now it’s asking $2,699,000, offered by Brown Harris Stevens agents Kelsey Hall, Nadine Adamson, and Karesse Grenier. Think it will fetch that in today’s market? How do you like the place?

  1. 2.7 million seems aggressive. I really dislike the bathroom and kitchen but at this price point doesn’t matter – because if you can afford that price, then you can afford to rip out the bathroom tile and put new fronts on the those kitchen cabinets.
