houseEither the market must really be softening or we must be losing our marbles cuz this listing looks incredibly cheap for one-block-from-the-park Fort Greene. The only reason we can think that this 4-story, 2-family Italianate house is priced as low as $1.45 million is that it is in the block off the Avenue Formerly Known As Murder and only a gunshot’s distance from some of Fort Greene’s finest public housing. Otherwise, looks pretty good to us: myriad mantles, large kitchen, pocket doors, etc. So what’s the catch? Is the location really putting that much of a drag on the price?

  1. actaully, it’s a 10 minute walk (across the park) to the NRQMBW train at Dekalb and a 10 minute walk to C/F train at Jay Street. (I live a block away form this place.) Buses run every 15 minutes to both stops, so it’s not too bad.

  2. I saw the house and it is not that nice. It is narrow, the finishes aren’t of any quality and it is a mediocre location. Clermont is a two way street-like a highway in the morning and it is SO far from the subway. It is not worth that price.

  3. This is what the prices should be leveling out at, after this summer’s frenzy. Yes, the one up the block on Clermont is @ 2 MM, but it’s already been reduced by 200k, and it’s just sitting there.

  4. Whether it’s close to the projects or far from the park, location is definitely going to drag down prices in a soft market, and it’ll hit the most in those places that have experienced the biggest run-ups lately.

  5. From the pictures it looks very narrow. If 16 feet is correct, then it is quite narrow for a side staircase layout. Look at the parlour floor. The wall separating the stairs and hallway is removed (or maybe that was how it was originally in order to make some space.).
