When we first glanced at this listing, we thought to ourselves, “Hmmm, what a handsome looking townhouse for only $720,000.” Upon closer inspection, though, we reflected, “Dang, that’s a mad skinny house.” (Okay, those weren’t our exact words, but you get the idea.) Turns out the four-story spread is only 1,900 square feet, which makes the asking price look pretty steep given its location. Unless it’s in pristine original condition, which we doubt, we’d say this is overpriced by a good $100k or so. Are you with us or against us on this?

That’s way too harsh Brownstoner. People make that mistake all the time. Lefferts Ave is just much better known and Lefferts Place is somewhat of a secret unless you live there. I can’t tell you how many times my own brothers, who used to live there, mailed stuff addressed to me at Lefferts Ave instead of lefferts Place. Now that I’ve moved to Lefferts Garden and I live on Sterling Street not the better known Sterling Place, I really have people confused.
on the air rights I think the use of them would be to build an extension in the back, not go up. The building is only 38 deep now and on a 120 ft lot you could go back by 20 more feet, add a bunch of living space and still have a nice big backyard. From the front you wouldn’t notice a thing.
The Lefferts Place Block btwn Classon & Franklin Aves has been the scene of quite a few music videos & movies. The movie “Money Train” starring Wesly Snipes, Woody Harrelson & Jennifer Lopez was shot there.

As for the comment about air rights for additional building, good lord I hope not. It is such a nice street scape, why would you mess with that. Don’t think the block association would be too pleased either.
If you look up your house in the Brooklyn Daily Eagle archives, I almost guarantee you’ll find people who have died there. Kind of interesting and a good way to freak yourself out in your big creaky fixer upper on a cold dark rainy night … was that the wind?!?
Ok, without the garden level it is 1900 sq. ft., that makes more sense – so we are really talking more like 2533 sq. ft. As to whether this is Clinton Hill (since it is located between Classon and Franklin), it all depends on where you think the border ends. Nice street though wherever you draw the line.
