We think this three-story South Slope brick looks quite charming both inside and out but we’re not sure if the asking price is pushing it for a house this size. As usual, we’re not getting any help with the address from the Warren Lewis website, but an educated guess has to put it in within the red circle. If so, how does the price strike you? The house just hit the market and we won’t be surprised if there’s a lot of interest. It would help if someone could let us know the address and any comparables that have sold recently. sorry for my ignorance, but: what does ‘downzoning’ mean? what is R6B? what are the practical implications re height of the proposed building, parking lot, etc.?

I believe several offers were made at the open house. The website that has neighborhood info is Southsouthslope.com.
To answer the zoning question.
1.) with overwhelming community support the down zoning (R6B) proposal is passed by Community Board 7.
2.) Tonight, Sept. 22, presented before Borough President Marty Markowitz and judging by his rousing speech most likely will be passed on to city planning for any amendments.
3.) City council public hearing Wed. September 28th @10:00 am
4.) City council votes….my guess it will pass.
5.) The Mayor has 5 days to veto, most likely he will sign it.
6.) Start fighting for the abolition of self-certification by architects and for more $$$ to help DoB police new zoning laws.
Maybe the fastest rezoning in the history of NY

To answer the parking lot question. Yes it is the same development with the stop work order. Fortunately, the same force pushing for the down zoning is using every bit of it’s power to make sure whatever gets put up follows every letter of the law.
does anyone know how to find out how high the proposed condos behind this house on 16th street will be? and: is there an organized group dealing with this issue, and if so, what is its name?

even with a few condos on the block, IMHO this is an excellent location. That bit of 7 ave is quite lovely, and you are right next to a subway stop, prospect park (playground on 12th), the PPW strip of stores, and parking isn’t that bad there too.

I remember seeing that a stop work order was issued but I don’t remember anything about a downzoning. Also, I seem to remember something about exhaust fans for an underground parking garage directed at the properties behind this new development.
If I was going to go anywhere near this property I would first find out exactly what is going on with that development and would also be prepared for 2 years of construction noise.
If the foundation was finished on the lot, then the zoning will be grandfathered in.
If the broker just puts in the 11215 zip code for location, this same map always comes up for NYTimes.
When will the rezoning be done? Also, how far along does a building have to be to be grandfathered out of the new zoning rules? Plans approved? Building started? Etc.?
