The configuration is duplex-over-simplex, but the price tag may be low enough for some to be able to avoid having a rental. One question: We can’t tell from the photo whether the different material on the facade of the parlor floor is original or the result of a renovation. What do people think?

  1. This property is not in Stuyvesant Heights which normally endss at McDonough (N) and Stuvesant Avenue (E) Hancock Street is too far north and Ralph is too far east.

  2. The other posters are correct, this listing has been out there forever. I remember because I thought the description sounded odd: “The interior claims a three bedroom two bathroom owners duplex with garden and to augment your financial position there is a two bedroom apartment on the third floor available to live or rent with living room, dining room, kitchen and full bathroom.” I hate it when brokers try use odd turns of phrase in an attempt to make it seem like a great business deal. “claims a three bedroom” “augment your financial positiion”. Plain English people . . . you sound like you are trying too hard…

  3. How much could you rent a one-floor, 2 bedroom in Stuyvesant Heights for? According to the mortgage calculator on the website, 20 percent down at 5.75 percent over 30 years would cost $2,700/month.

    That seems like a good deal more than the rent, which from a quick scan of Craigslist, I’d put between $1,100 to $1,500 a month.

    Anyone know what the closest subway stop is?

  4. This is a good deal and the rent upstairs will cover alot of the mortgage. The building appears to be owned by the same family for quite a long time. The tenants name is written in the Propertyshark site for this address. Maybe a potential buyer could contact the tenant and find out the details…
