Wearing our Clinton Hill bias on our chest, we have to say that we like the looks of this 25-foot-wide Civil War-era woodframe house. This place is located within throwing distance of all the Pratt-related mansions on Clinton Avenue and just a few blocks from Fort Greene park. The original details appear to be intact (though perhaps in need of a tune-up). There’s no square footage given, but the house is only three stories and looks to have a deep front yard, so it’s probably not more than about 3,000 square feet or so, maybe a little less. Nevertheless, it’s rare to find something at this price ($1.25 million) in such a prime part of Clinton Hill these days. We think it’ll go fast, probably above ask, unless there’s some catch we’re unaware of.

Saw this house. Very charming but hardly in move-in condition. It needs a TON (meaning everything) and JM would agree!

I had an appt to see this today, and it was cancelled; I wass told it was due to a death in the owner’s family.
Just catching up on this thread – didn’t see the house listing, but if the agent was Jerry Minsky, he does that pretty much for every house – undervalues it to get lots of interest and overbidding. Quite unpleasant to deal with…

Re Property Shark info: god bless em, they’re a terrific resource but not always up to the minute accurate or complete (as their own disclaimer acknowledges). As for sales prices: they are officially recorded only when the new deed is registered in NYC property records–and you can get those figures through ACRIS or NYC gov/property records. (sometimes new deeds take months to get recorded however).
Re Clinton Hillbiiy: I hope you didn’t think I was being sarcastic; I think she’s great . And we had a very open exchange about the Crown Heights house right here on Brownstoner –I’m sure it’s still in the B’stoner archives.
Re: Prop Shark, why are there sometimes no $ amounts attached to a sale? Sometimes it just says “agreement”? (even for fairly recent sales) Is that because not all banks disclose that info?
