While on the small side, this Boerum Hill house has a charming exterior and retains plenty of its original detail on the inside–although it’s hardly in perfect shape. Even if the floorplate were only 800 square feet (which you’d never know since the listing provides pathetically little information), the asking price of $895,000 implies a valuation of less than $400 a foot. We’re thinking the location must stink or someone would have snatched this up as a cute starter home already. What gives? We’re hoping the locals can tell us where this is exactly.

  1. It could be cute someday, but it is small and in terrible shape, besides being across from the projects. It does have some tin ceilings, but there is a moisture problem, and it needs to be thoroughly gutted. You’re therefore looking at well over a million.

  2. Is directly across from Gowanus Houses – between Hoyt/Bond – close to Bond.
    And don’t assume the 800sqft per floor. Think less than 700. (some are 18.75′ x 35′).
    But even across from city project high-rise -It seems rather quiet block.
    Most ‘muggings’ I read/hear about in area are
    on more tree lined blocks north of projects-
    where prices are very high.
    The houses behind on other side of same block on Degraw St. would probably cost $200,000 more in same lacking condition.
    Could be cute house of someone whose budget is less and doesnt mind facing the projects. And I guess the price is very negotiable – looks vacant.

  3. The house is right across the street from and facing the projects, and although it has some detail, the electrical and plumbing requires a gut renovation. It just isn’t worth putting the money into.
