Given that this is a Clinton Hill property and we can already hear the naysayers grumbling about us pumping up the value of our own house (too tired today, man, this newborn baby stuff is hard work!), we’re going to steer clear of opining on the $1,189,000 list price of this 2-family federal-style brick today….

Given that this is a Clinton Hill property and we can already hear the naysayers grumbling about us pumping up the value of our own house (too tired today, man, this newborn baby stuff is hard work!), we’re going to steer clear of opining on the $1,189,000 list price of this 2-family federal-style brick today. The house is move-in ready and definitely has some nice historic details like pine plank floors and marble fireplaces. Plus, there’s an open, modern kitchen. On the downside, there’s a little too much exposed brick for our taste and we can’t see any crown moldings in any of the photos. Overall, the scale of the house feels on the smaller side for the neighborhood, a feeling that is supported by what appears to be a shallow, albeit quite tastefully done, garden/patio area, but none of that takes away from the fact that this seems like it would be a very nice place to live.

Ah, I see the address on the main page. But would be nice to get maps for properties that aren’t having open houses. (Do they risk getting properties poached by doing this? Doesn’t seem to bother Corcoran.) And, especially, floorplans.
The sleeping area of the owners duplex is truly unacceptable. It is indeed the “basement”. There are stone floors there which were very cold both in temperature and appearance except in the bathroom where there is a strange rubber floor.
Reasonably priced for the location and the smaller size of the house.
We saw this house It is very cute but small and has very good, prime CH location it is on Gates around Clinton and Waschington. It will sell in soon.

I saw this house. It is on the small side and has very little original details. In addition, the ground floor is really a basement It has some small high windows, but there is no basement below and it feels like you are mostly below ground. I would never actually want to sleep on that level, although the owners clearly do. It is probably best used for laundry room, storage and perhaps an office/guest room. However, it also has some real positives. The house has nice floors, light, baths, etc… and is charming. It would work nicely for a family with one or two children if you turned it back into a one family. Based on other things I’ve seen in the neighborhood lately, I think they won’t have too much trouble selling it at around asking price. There isn’t much else in that range around and, as said, it is very cute.
If Aguayo and Huebener were doing their job, we wouldn’t have to ask where this house is. Look at their site: no floorplans, no maps and poorly presented photos. And they’re selling multimillion-dollar houses. People at this site love to trash Corcoran, but if this house were with Corcoran we’d have far more information. It just galls me that Brooklyn-based brokers like A&H like to posture as the local little guys who give better service than those big, mean Manhattan firms, and yet are arrogant and complacent enough to offer their Brooklyn clients such poor service. I mean, come on: Peggy Aguayo and Roslyn Huebener have made a buck or two in the past few years. They could afford to staff up a better website.
Notice the tell-tale bars on the parlor floor windows. It’s a steal if you don’t mind your million dollar abode in da hood.
