We’re pretty sure this baby is hot off the presses. Though the listing is not any more specific about the location of this 4-story brick than “Clinton Hills” (sic), we’re pretty sure it’s on Cambridge between Gates and Greene. Despite the fact that it looks like it may be on the narrow side, there is a certain grandeur to the facade that appeals to us. We don’t know what the interior looks like (we expect it needs a lot of love though the listing claims it still has excellent details), but our gut feeling is that it is a considerably better buy at $1.275 million than the Clifton Place house we featured yesterday for $1.3 million. Though there are still a couple sketchy buildings on this stretch of Cambridge, it is a lovely, wide street with a good architecture and a large majority of owner-inhabited buildings. Once the two SROs at the Southern end of the block turn over, it’ll be great. And since the mid-block street light was fixed a few months ago, it also should be considerably safer. If it’s the house we’re thinking of, we’re dying to get a peek inside.

First, let it be known I love your site, in fact I’ve become “unhealthily obsessed” with it! And I was being ever so slightly mischievous in my post. But I do think you’re contentedly going with the price hikes right across the board. Compared to a $1.3 million house mentioned the previous day, the $1.275 million one you like so much may be a good deal. But what if they’re both overpriced? What if your whole new neighborhood is overpriced? What if the realtors are just trying to fleece newcomers priced out of the Slope and Cobble Hill into believing that yours is a neighborhood which justifieS million-dollar plus price tags when just a few years ago many of us couldn’t find it on a map, let alone walk it at night. It’s unlikely you’ll call them on this because you do live there and I’m sure will welcome the newcomers – and not just from property value increases, but becasue I’m quite sure you want the neighborhood to improve all round. I don’t blame you. But there is a small conflict of interest here.
Please consider this constructive criticism from a fan of the site and keep doing what you’re doing. Just don’t give those realtors the benefit of the doubt when they don’t deserve it.

Cambridge Place is a very lovely boulevard style block, both between Greene and Gates (where the street also benefits from views of Clifton Place’s brownstones) and equally between Gates and Fulton. (That said, this particular property is located on a not so desireable stretch – next to what appears to have been, in the not-too-distant past, a SRO (the green house mentioned by lisa).) Inside pics of the property would be interesting – if anyone gets some, could you post? My money’s on Mrs. Haversham residing in the front parlor.

All we said was that we thought this was a BETTER buy than the previous day’s $1.3 million listing. We’ve been critical of two Clinton Hill listings in the last two weeks. For some reason, we catch shit when we say something positive about CH, but don’t get any pats on the back when we say something negative. Anyway, we’re not trying to justify the absolute price levels at all. Frankly, if we hadn’t bought a year ago, we’d probably be sitting on the sidelines now.

If I didn’t want to think better of you, I would suggest that you deliberately talk up your own neighborhood on a daily basis to encourage more people to move in, bring up the property prices for those of you already there – oh, and encourage developers to close down those pesky SROs. I never thought the day would come when people would consider $1.3 mill for a brownstone in Clinton Hill to be decent value. But here we are. Some sanity, please?

yes, i think it is the one you’re talking about- the paint is peeling off everywhere BUT i agree there is something about this house that is intriguing when we walk by- corcoran had the larger detached green house near this one for sale a while ago (i missed what happened to it- does anyone know how that finished up) i think it was 1.2 at the time- I can’t remember the time frame though. If i had the money i would go for it with the feel of the street and the houses- it could be a very special house on a good street. hopefully they’ll have an open house
