north slopeThis place looked cheap at first glance. Suspiciously cheap. A 4-story, 3-family limestone house in the North Slope for less than $1.5 million? Always wary of recently renovated properties, we scrutinized the photos looking for things to criticize, but it looks like a decent renovation. It’s hard to tell the exact level of architectural detail that’s intact, but, once again, it looks respectable. So what’s the catch, people? Perhaps another case of the F Train 2/3 Train running underneath the house?
Inquiring minds want to know.

  1. I saw this house a few years ago when it was for sale for 699,000. The broker explained the chaos to me.
    The tenants took the owner to housing court and the “completely-rational” judge awarded the tenants with permanant residence and a fixed rents. The front parlor room was the former super. He shares a bathroom (on the floor above) with the owner’s triplex.
    I have never heard of a housing situation as odd as this one.

  2. This house in NOT near the projects and the price is right for this house, it may even be high! The rent controlled units are never going away so there is no income increase. The renovation looks like they slapped PERGO floors down. Wonder if the original parquet is under there and work saving. 1.4 mil to live in half the house, with no garden access (except maybe through the cellar). Is that worth $1.4? Hmmmmmm dunno. You can get an entire house for that in Lefferts Manor in much better condition. Near the park, near express train to Manhattan etc.

  3. How could it be rent-controlled if it’s a 3 family? That’s only for 5+ family. Maybe it’s legal status is an SRO.. they used to take 4 story brownstones and use them as 8-unit SROs.
