We realized we haven’t been writing much about Red Hook real estate recently and so we started poking around for a House of the Day candidate. All that came up on our NYT search was this 3-story building on the corner of Van Brunt and Pioneer. Currently it’s configured as two rental apartments over two stores. The listing describes it as a wood frame but frankly it’s hard to tell if it’s wood or vinyl. Pros include lots of windows and (for some) a cool location; cons include the fact that it’s not configured for a family and that Van Brunt is a wide street with its share of truck traffic. One more con: The asking price of $1,400,000. You’d have to be very bullish on commercial rents in the area to pay that. Are there any other more charming houses in Red Hook currently on the market?

  1. The only one I know of in Redhook is the two family on Coffey Street for sale (looks to be in contract?) for $998K. Did a driveby last week. Sweet little house.

    Seems very nice and a great location close to Fairways and on the only, really beautiful, brownstone block in RH.

    It’s at Fillmore.com so you can see it there…

    BTW, I’m still not convinced that almost a million for Red Hook is a good thing but it’s a pretty one to look at.

  2. almost bought this one back in 2003.
    they tried to catch me up in some bs bidding war and said no thanks.

    the apartments were nice, but needed new kitchens + baths. there’s no yard. the restaurant below just got reno’d so hopefully it’s more up to code than before. and the converted garage is illegal with no CofO, making it hard to rent out as anything useful.

    it was bought by a broker from the original firm.

    it’s only worth buying (and not at this price) if you want to turn the deli into a restaurant. otherwise the rents can’t come close to covering it.
