This two family on East 7th Street is a FSBO but the owner also happens to be a broker and ain’t interested in sharing the wealth with a colleague. The house is very cute, with a front porch, tin ceilings, and stained glass, among other charms. As the ad says, “This House Is Not For Someone Who Does Not Appreciate The Details And Charm Of A House Built In The Early 20th Century.” The owner paid $665,000 for the place two years ago and has made some upgrades (new boiler, new curb cut, renovated porch). Is the new asking price of $879,000 consistent with price movements in the nabe in general, considering the work done on the house?

  1. General comment: Is there any way to deliver an electric shock to anyone that contemplates putting brick on their wood frame porch. Just a mild shock. And a heavier shock if they contemplate brick or stucco covering the whole house.

    Staging your photos: Come on take a few minutes to box up the knick knacks and what not and at least empty the waste basket before you snap the photos. And consider removing the TV, metal folding chair, etc. from the area your are taking photos.
    All that clutter draws the eye away from the details that people should be looking at.

  2. Doesn’t Kensington end at Church Avenue? I hate when people mislabel their location!

    House looks cute on the outside but interior photos are aweful. He should hire a real photographer if he hopes to draw in buyers.

  3. He writes that there is room for negotiation. So if he gets 850ish I dont think it’s that such an unreasonable gain. You would have made more if you put the 665 in an S&P index fund.
