This 2-family on Henry Street in Cobble Hill caught our eye because we weren’t familiar with the listing firm, Urban Underground Realty. (From the looks of the broker, the company employs aspiring rock stars.) The house has a nice brick facade and an extra half-floor on top in addition to 2,000 square feet of unused FAR that the broker dangles in the listing. It also needs a lot of work (not sure how much because there are no interior photos provided). Given its condition, does $1.9 million seem aggressive? Any good comps for this recently?

Urban Underground Realty does incorporates Ronda Savoy Realty…and they do emply rock stars I hear!!!!!!!!!!!!
The reason the fire escape is in the front because the floor is divided half, with 1 apartment in the front and 1 apartment in the back ? There might be another fire escape in the back of the building also.

looking at this facade makes me beg the question of exactly how hard is it to move a fire escape from the front to back? what’s the process? do you have to have paperwork to do that? is it expensive?
Owner posts it in the new york times print edition. Call her up and save 5%.
Place requires a total teardown/rebuild. Owner is pretty insane. Think of it as 2MM for the lot. No thanks.
I live in the neighborhood. I havn’t been inside, but judging from the general exterior condition, plan on a total gut. It is actually creepy in its current condition.
is it 2 blds or 1? That 1 next to th apt bld cant be 22′ wide but then it looks bigger than 11′ wide?????
Place is total disaster. Bought 5 years ago from LICH (last used as office for the hosp.) and left to rot.
Just look at long list of violations.
Of course aggressive. Makes the Carroll St. Pk slope prop look like major bargain.
Wish city could force sale.
