10th streetAnother big ticket in Brooklyn Heights just hit the market. Located at 101 Willow Street between Clark and Pierrepont, the 25-footer looks like a classic from the outside, but you’d think for $6 million we’d get to see some inside shots too! We’d be interested to hear from readers how this one stacks up compared to, say, the house at 212 Columbia Heights that set a record when it sold for $8.5 million a couple months back. Is this price tag achievable or pie in the sky?

  1. what’s seems off about this brownstone is that DOB shows no records of any work being done on the interiors of the house. yes, it’s possible that the house was renovated from top to bottom w/o any permits, but also highly unlikely.

    photos will definitely tell how “renovated” the condition of the house is.

  2. sometimes interiors come later and sometimes they are skipped entirely on the high end. go see it if you can afford it, otherwise, they’d rather not announce to the world how many very pricey paintings they have on their walls.

  3. Incidentally, for a $6M house — and a corresponding commission — what excuse is there for the broker not putting up interior photos? They describe it as a beauty, and maybe it is, but my instinct as a suspicious buyer tells me that if someone’s not showing the interior, you wouldn’t like it. This does not seem to serve the seller well.

    Corcoran also has the following listing on Willow Street a few blocks from the $6 mln one on Clark. Although the Corcoran one is “only” $3.8 million, it needs all finishing surfaces, kitchen and bathrooms. The seller has gutted it and installed all new systems. The buyer is supposed to finish it off. Add $1 million to the price for finishing it off properly.

    Brown Harris Stevens just sold another house on Willow Street, near Cranberry. Listing price was $4.25 million (I think this house was in the Brownstoner open house section a few weeks ago). I posted a review of that house on this web site. It was a very nice family home and properly priced for the neighborhood.

    $6 million sounds a little high for the Willow/Clark house, but it all depends on the interior finishes. It is certainly a big house in a prime location.

  5. You may need to install a new fixture box above the medallion. When they attempted this during my reno, the medallion crumbled. If the floors above are being replaced, you may do this from above.
