Despite having some confusing photos with snow in them (strange for something that’s touted as “Just Listed”), this offering from Betancourt for a house in the Center Slope may hold some promise. The 2-family, 3-story brick has a triple parlor, a one-story extension and five bedrooms to boot. It’s a little hard to evaluate without knowing the exact address (what are the boundaries of “Center Slope” anyway?), but we’d think that there’d be some takers near the asking price of $1.45 million.

  1. Also a PS 39 parent and totally agree with the defense of the school. People repeat secondhand, outdated criticisms–some of them having to do with the former principal, who was kind of an unimaginative bureaucrat but whose replacement, Anita DePaz, is really dynamic and passionate. Most of the teachers are excellent. The school’s standardized test scores are somewhat lower than PS 321, because unlike 321 it doesn’t have a student body of almost entirely well-to-do families. Broken down by income, 39 does as well as a more homogenously affluent school like 321, and is one of the few schools in the area with a truly ethnically diverse student body.

    … All that said, the house would definitely command more in the 321 zone, given the popular perception (and 321’s actual quality, which I do not dispute).

    And no offense taken, Fern, just doing my bit to spread the word.

  2. PS 39 is a lovely school. My son is in kindergarten there and we like it a lot. The only people I’ve heard speaking negatively about the school are people who don’t actually have kids enrolled there. We have a new principal and she’s fantastic.

  3. This property is 17.25 feet by 40 feet. If you count the basement (which I’m not sure should be counted based on its condition), the price per square foot is $525.

    Seems a bit high given the work that needs to be put in.

  4. it was on the market last year with Warren Lewis I saw it twice during that time. The house has a lot of space, but i saw several issues:

    1. I needs a LOT of cosmetic work.
    2. The ceiling on the top floor is dropped and god know what is behind it, plus a buy may need to remove the kitchen.
    3. given that the “bottom floor” is really the basement, I did not see the rental income potential.
    4. The stairs are pulling away from the wall.
    3. The house next to it (on the side on shown in the picture) is kind of sketchy (hope I am not offend anyone).

    I am not a contractor so i will not even guess at the cost to update the house but I am assuming that it would be a lot.

  5. I saw this house on Wed. of this week. It is a huge place but in need of updating. The walls need repainting, there is horrible wallpaper up, and the bathrooms are v. outdated. It is a mother-daughter, with a one bedroom unit on the top floor with a no-frills kitchen. Might be worth it if you had 200K to put into it to make it better. School district 39 though, which I hear is not so great. Also, I hear the owner really wants to sell. I thought it was odd that the pic in the description had snow in it, so most likely it has been on the market before.
