It’s not entirely clear to us what kind of condition the interior of this 22-footer at 236 Dean Street in Boerum Hill is in. The current owner has stopped mid-renovation and is looking for a buyer who wants to finish the job. If not too much more work is required (and the current owner hasn’t screwed anything up) this could present an interesting opportunity to pick up a nice wide Federal brick townhouse in one of the “hottest” nabes in Brooklyn. Can anyone shine a light on the state of the interior?

  1. I saw this house. It is an unusually beautiful house. The extensions are well-proportioned and old. Well built. There is a balcony on each floor. The joists have been replaced on each floor. There is no kitchen, no bathrooms. Two floors are without flooring (just plywood). It is clearly the owners endless project, a labor of love that perhaps got away from him. It would require effort to restore, and money, but probably less, in the end, than many other brownstones. Both gardens are great. There seems to be confusion about the c of o — was a rooming house at one point. but that coudl be cleared up without too much effort.

  2. You’re right about tax bill. Yikes.
    From viewing records…. looks like was apt bldg so therefore high taxes (either some sort rooming house or small studios). Owner applied for conversion to 2 family but work not completed – so still taxed as apt bldg.
    Maybe if ever finished and got DOB oks – taxes could go down.

  3. Woah – I just checked Property Shark. Someone double check this for me to see if I’m wrong, but it looks like this 4-family property is zoned R-6, and has an annual tax bill of $16K. That sounds quite high to me.

  4. This looks like a great value. It’s a little further from Smith Street than I’d prefer to be, but not by too much. Meanwhile, there must be something we’re not aware of for the price to be this low.

  5. Saw it on the B. Hill house tour. Garden and Parlor floor were gutted (i.e. no plaster/sheetrock on the walls or ceiling). Would be a lot of work – not sure how much of the infrastructure has been upgraded The bath/kitchen extension is the width of a one window room, though I do recall a fireplace in the extension which would be charming…

  6. The owner has been rennovating this by hand mostly for years. It’s quite beautiful, almost gothic on the outside. When it was sold about 8 (?) years ago the parlour floor was in need of serious repair. I’ve never been in, but always admired his dedication. Looks like it still needs new floors. And quite a bit of work, but I bet the structure is there.
