  1. I was just surfing and found this discussion and thought I’d a) ask for an update–anyone know anything? and b) share ours experience just to give some crazy perspective.

    We snagged a historic for $32K. 2200 square feet. Decent yard, off street parking in an urban environment. Iffy street with NICE property abutting and really nice properties less than 1 block away. New development all around, too. Net of grants and low/no interest city loans, it’s almost free. We’ll be paying an 87k mortgage when done and done pretty nicely too. And yes, it’s 16′ wide, 50′ long and 2 1/2 high.

  3. CHP here. I believe the CH armchair-warrior refers to is Clinton Hill, not Crown Heights.

    I may talk smack, I may speak an occasional truth, but please, 11:51, get the neighborhoods right.

  4. It’s funny to read someone who’s in denial, esp. about this property and its value. Whether you agree or not with the price, I can say that your wishful thinking about the price is parochial, insular and unsophisticated.
    And that is why I know you live in the CH neighborhood. If you tell me your boundaries or proximaty, I am almost positive it’s in the CH hood. You must share thoughts with CHP. She’s always talking smack

    No way this shell goes lower than $950k.
    I wouldn’t be surprised if it’s sold before the end of the summer for its asking price.

  7. I bought a shell about a year ago and did a complete gut renovation — high end fixtures (the works) — for less than 250k. Everyone who sees it says it’s beautiful, but I still haven’t sold it. The townhouse market is definitely changing.

    I’m pretty sure the main reason is that lots of deals can now be found on large apartments not just in Brooklyn but in PRIME areas of Manhattan

    I would be very careful about buying and renovating another shell anytime soon.
