This house sure looks cheap to us at $585,000, but, frankly, we have no idea what this block of East 32nd Street between Beverley and Cortelyou in East Flatbush is like. It seems like there must be a catch. Given that it’s a three-story, three-family, the layout’s probably not ideal for a family buyer; on the other hand, there are original floors and moldings as well as a bay window that sweeten the deal. The footprint of the house is large–20 feet by 53 feet–and, as the listing points out, there’s another 1,500 square feet of buildable FAR as of right. Whether this is a “deal” or not hinges on what the immediate nabe is like. Help please?

    Talk about being presumptuous! Did it ever occur to you that some of the bloggers on this board are black or West Indian in particular and might actually be looking for a home in a community such as East Flatbush. The last time I checked, Brownstoner.com was an inclusive blogsite that caters to all people, irrespective of race, culture, ethnic or national origin. Don’t assume that everyone is looking for a gentrified community. Also, stop with the code words, it’s a “black community”. Say it and be done with it!

  2. no you can’t and I’d venture to say that those other neighborhoods are the same they just cater to another culture whether its jews, russians, or italians. this area is prodominately west indian so most of the shops cater to them just as when you go to certain areas you’ll find a ton of stores that cater to chinese people or hispanics etc etc. I’d disagree with the whole “east flatbush blows” thing, I’ve lived in flatbush before and I actually liked it a lot. its a great community and the people are very lively in the area. I also agree with the previous poster, you try finding a comparable house/price in those areas you mentioned.

I’d venture to say that this is a pretty decent deal. the area isn’t “bad”, per se but you’re not going be getting a frannys over there anytime soon. if you’re the kind of person who really isn’t bothered by a lack of coffee shops and you want a nice reasonable home I think this is a really good look and the other apartment units makes it affordable. I vote yes.

  4. Going not by maps but by description, this is right near Holy Cross Cemetery, not too far from Kings County Hospital. Amersfort Park is up by Avenue J. This is kind of a remote location for non-Brooklynites–in other words, pretty tree-lined streets but not at all gentrified. It seems like a nice house and it’s not far from the city by train, but there are some crime issues.
