“Bring your architect” is one of those real estate code phrases that typically translates into “This place is a friggin’ wreck.” We generally think the houses that need the most work are the ones that present the best bargains. But we’re not so sure that’s the case with this three-story, three-family house in Williamsburg. The ad only says it’s between Havermeyer and Roebling but we’re guessing South Side. (Addendum: It’s 240 South 2nd.) It’s nice to see an old marble fireplace still remains in this part of town and even that decrepit door provides a ray of hope that this place is a gem in the rough but at $1,050,000 all we can do is chuckle. A lot of the houses in this part of town are quite shallow–25 to 35 feet deep–so even giving it the benefit of the doubt still means you’re paying at least $400 a foot (and possibly quite a bit more) for a house that will most likely need $150 a foot of work. This seems like a lot of dough for a place that appears to be right next door to one of the rent-controlled apartment buildings in the nabe that are generally characterized by extremely noisy street life. Of course, if you enjoy loud music and firecrackers going off in front of your doorstep, this just might be the place for you!

  1. Brownstoner is certainly not racist and if the building is noisy and loud, it is what it is. There is no mention of who lives there or the color of their skin. There are definitely racists on this blog- but that’s not Brownstoner. In general he presents a listing with his comments pretty much balanced, with pros and cons. I lived in a rent stabilized building for years and the landlord started renting to students. Talk about noisy and loud! My poor upstairs neighbor- a retired nun. FYI- 98% of the students were white, upper middle class. And noisy, inconsiderate and loud.

  2. Yet another example of Brownstoner’s classism. Having lived in a rent-controlled building in Williamsburg, it wasn’t the people in my building who were causing trouble. AND, this post smacks of racism as well, since most of the people living in South Williamsburg’s rent controlled buildings are Latino families. You might want to check yourself before you put out all this energy into the world, and karma comes along and hits you in the ass.

    One of the main functions of this site is to provide a venue to discuss property prices. What’s wrong with that?
