This is about as cheap as they come in Clinton Hill these days (though technically this is Prospect Heights in our book since it’s south of Fulton). Recently listed for $599,000, this place was on the market for a while last year too, we believe. Not sure for how much. Grandma’s been living here for 60 years, according to the ad, but that ain’t necessarily such a good thing: Clearly the place hasn’t been touch since she moved in at the end of WWII. It’ll definitely need all new systems–electrical, plumbing, boiler–and a fair amount of cosmetic work. Even with a fairly serious reno, though, we think you can keep the all-in cost under $1 million. The ad suggests you may even be able to squeeze a small rental unit out of the floorplan as well.

The taxes are so low because there is a senior citizens exemption/discount. This house was 599 a year ago then 549 then it supposedly was in contract.

Borders are BQE, Classon, Atalntic & Vanderbilt Aves.
This is definitely not Prospect Heights, but in fact Clinton Hill. My family has lived on Lefferts Place for about 15 years and this area is part of Clinton Hill. Clinton Hil borders are Clinton Ave, Atlantic Ave, Classon Ave.

Not to be confused with what some craig’s list an certain brokers call “Clinton Hill South” which is usually Bed-Stuy, which is East of Clinton Hill, not south… Whatever brings in the most money for the sellers I suppose.

Clinton Hill does extend to atlantic. The area where this house is (Grand Ave. between Lefferts Place and Fulton) is not a landmarked block. However, the area, at least Lefferts Place (a street parallel to and between Atlantic and Fulton) is part of an area designated the Clinton Hill South Historic district – I believe it is a state or national designation – but I’m not sure what sort of restrictions that poses on renovations etc.
Taxes are $189 per year?
Typo or no assessment since Grandma moved in? Wondering what the “4 family brownstone” posters think….
