Everyone knows we’re huge Clinton Hill boosters but that doesn’t mean we think the sky’s the limit when it comes to pricing. There was some discussion last week about 369 Grand Avenue where some people thought our estimates were too low. This place on Downing, while certainly a decent-looking house from the outside (the one interior shot doesn’t reveal much in the way of detail other than the fireplace), strikes us as aggressively priced at $1.55 million. Especially when you consider that, in addition to being further, it is a good five feet shallower than a brownstone like 369 Grand. Or like the house at 300 Washington that recently sold for $1.6 million. Seems to us that they’ll be lucky to get $1.35 million. Can anyone provide any more description of the interior?

My point is that whether or not this price is justified, this listing is not bed stuy.
I dont care what people say the “new” boundaries are for bed-stuy, but bedford ave is 4 blocks over…that is bed-stuy.
2.01pm, not that I necessarily think that the price is correct, but it is not “4 blocks over”. As they say, “location, location, location”. Also, Bed Stuy, bordering Clinton Hill, is rising in price now, in part, because of the rising Clinton Hill prices.
if this house was 4 blocks over (or so) you’d have to call it bed-stuy…$1.5MM.. you got to be kidding.
It always gives me pause when no photos of the kitchen or bathrooms are included; I assume they must be bad. And if so, this price seems high for Downing Street.
I dunno, but for $1.55M, I certainly should get more pictures on a Corcoran website, which makes me think they don’t think it’s worthy either. For one thing, for that amount of bucks, I want the original double parlour doors, and the floors look like new wood replacement flooring. Looks like all the detail except for the fireplace is gone. That room wouldn’t be bad for the rental, or even a bedroom, but not for the main parlour. The picture makes it look very narrow too. Hmmm – If I was in the market, I’d keep looking.
There was also an A&H 4 story 1 family that was, I think, almost the last brownstone on that block of Washington Park (near Myrtle … and the Projects) that went into contract – asked $1.6MM. I was looking at the time. A&H leaves a lot of their “in contract” or sold houses on their website under an “in contract” section, even after they’ve sold. You might be able to find some references in there – though they are probably quite old.
A nice brownstone on Washington Park (which turns into Cumberland Street after you cross Dekalb) was sold by Aguayo and Huebener a little over a year ago. It was listed at $1.975MM if I remember correctly and I think it went for around asking, if not more.
I think what could dampen the price would be whether it is across the street from the school playground, and the attendant noise. Other than that, it is hard to say if the price is justified if we don’t have more interior shots. It is a landmarked block I believe.
Nearby, across Fulton Street on Lefferts Place (No. 63 Lefferts Place I think) a 2 fam brownstone (triplex over garden apt) that was aking $1.495MM and quickly went into contract after a couple of weeks on the market (for around asking give or take, as I understand it) – then again, it’s a quiet street, the house has lots of details throughout and is in good shape (I saw it at an open house), plus it’s 22 feet wide, 45 feet deep with 140 foot lot. http://www.bhsbrooklyn.com/detail.asp?id=470086
