This 1890’s Prospect Heights brownstone, owned and renovated by an architect, looks lovely. The Park Place house appears to be in perfect shape with lots o’ original details (including pier mirrors, pocket doors, stained glass, original fireplace mantles, skylights) and solid updating in the right places (i.e. the kitchen). Given that it’s only three stories, though, we’re wondering whether $1.65 million isn’t pushing it a little on price. Then again, the house in the area that we’re currently in love with is priced similarly on a per floor basis, so maybe that’s just the going rate for the good stuff in Prospect Heights.

  1. Oh, and this is totally bitchy, but the kitchen? Yeah it’s big and bodacious with lots of goodies, but just aesthetically I would never have guessed it was done by an architect. Way too Restoration Hardware for my taste. But, buying a mint-condition house is all about being willing to live with the former owner’s taste.

    2. House is 16.67 feet wide. (Well, PShark says 17.1, but the lot is 16.67 and I assume the house is not wider than the lot)

    4. You could get as nice a house, same size, in as good condition — maybe minus the pier mirrors — in the Center Slope for less. You’d be a few blocks from the park, probably, but still. I can think of a few recent listings in the vicinity of 6th Avenue, tho I’m too lazy to look them up and post them.

    Either this price is ridiculous, the world has gone mad, or my own neighborhood is more expensive than I realize. If this is the going rate, people in PH will be cashing out and scooping up the bargains in Park Slope.

  3. In appearance this house seems to read a 1.6 price because it looks absolutely solid… but in looking closer at the size
    it might be questionable- i’d say this is a perfect example of how these types of properties sell- someone may feel that being in move in condition with nothing to be done is worth the 1.6- i also think this neighborhood still hasn’t reached its peak even in these peak times on- i think this is a peak price- have other houses sold at this price in this immediate area?

  4. This house looks about 18 foot wide, whereas the 2.25 house you mention is 20′ wide. Width should make a huge difference in price, way beyond change in square footage. So I’d say this seems steep.
