We caught a lot of crap from one of the Brooklyn Properties brokers working the 303 Washington open house a few weeks ago for tempering some of our initial enthusiasm after taking a cursory look at the parlor floor of the house. We went from thinking the house would go for over the $2.3 million ask based upon the photos to saying that the seller would be lucky to get the ask. It looks like the seller is coming around to that view and has cut the asking price to $2.125 million. We bet there will be buyers at this level, don’t you?

  1. we bought our fort greene brownstone a little over a year ago after it sat on the market for months and the price was slashed by 200k… so i don’t think this is necessarily a sign of a change in the market.

  2. Yente, the only “renovation” was the basement. It looked nice, but the rest of the house needed an overhall. All of the apartments needed to upgrade their kitchens (and maybe baths) as well as cosmetic upgrades, the parlour floor of the parlour/basement duplex neede to remove the extra run down old kitchen as I recall. My overall impression was that there was a fair amount of work to be done. That’s why I think the owner was reaching with the original price, despite the large size of the place.

  3. I agree with the 4:08pm poster. Just very unrealistically priced. And it doesn’t help when you ask top dollar for a house that is next to a real dump (the one of the left) coz who knows when that one will get renovated.

  4. this listing was just overpriced in the first place. I have not seen any real softening in nice brownstone nabes in Brooklyn yet, except in cases like this where sellers are asking far too much for a real fixer upper.

  5. I reduced the price on my brownstone because it wasn’t selling and I had found something else. Lower price brought in a new crop of buyers and I wound up selling for more than my original asking price. Same thing happened with the house next door to mine.
