If the owner of this pristine limetone house on Midwood Street in Prospect Lefferts achieves the asking price of $1,495,000, it will have to be some kind of record for the nabe. The single-family residence looks like a real beauty, with plenty of period details and modern conveniences (wiring, media room, etc.). We wish BHS had a few more photos on the site–especially of the kitchen–but overall it looks rock-solid. We just can’t get over the price though. Have we been asleep at the wheel or is this asking price a good $100,000 to $200,000 higher than anything else in the neighborhood in recent memory?

Is bread stuy a bakery? Are there any restaurants or cafes (other than fast food), garden shops or pet stores nearby?
anon 4:15 I love the stuy for so many reasons. first allow me to say that the neighborhood is what you make it. it doesn’t have all of what is commonly referred to as ‘amenities’ on this blog but that depends on what you think amenities are. I live in stuy heights, specifically macdonough btwn stuy and lewis and its the greatest. fulton street is a few blocks away and there’s everything you might need like fast food restaurants, laundry, grocery stores and small bodegas etc etc. but, if you’re not into those kinds of things and you’re into the ‘amenities’ that are offered in those other neighborhoods there’s bread stuy on lewis between macdonough and decatur and right next to it is a great little bookstore with an amazing book club AND next to that is a nice antique store that sells items like original pieces to further furnish your REASONABLY PRICED brownstone or home. there’s also the akwabaa mansion on macdonough btwn stuy and lewis (www.akwaaba.com) and everyone plays chess in fulton park on the weekend. as far as the people I can’t rave enough, everyone from the chinese delivery guy to the bodega owner is so so nice. every time I bring my laundry home one of my neighbors help me carry it up the stairs, EVERYONE speaks, everyone sits on the steps and talk to one another everyone helps eachother move its a real community in bedstuy.

I don’t live in PL, but: because that’s not what it costs now, that’s why. What does “should” have to do with it? Is there a certain amount of profit someone is morally allowed to make upon selling their house?
Re the Bed-Stuy bashing/comparison: I think it’s totally valid to compare nabes when deciding if a home is overpriced. That’s what buyers do — they’d ask what the same $$$ would buy elsewhere. BUT– that doesn’t get to what Bstoner was asking, which is whether this house is overpriced even in comparison with recent sales in the same neighborhood.
Crown Heights also seems to take a beating from folks who are a couple of stops closer to the city. We love it. We were priced out of Lefferts four years ago at prices that would look cheap today. Maybe we got lucky, but we’re on a nice block with great neighbors.

For the relatively recent investors/residents of this area and other affordable areas who bought your homes at less than 500K why do you feel the high prices are not inflated. You yourself never paid anywhere near those high prices.

I agree sal, I don’t understand why bed-stuy is always the ugly step-child on this blog. its as if its always used as a comparison to what you don’t want. I love the stuy and I’ll say it a million times think what want about it.
The best houses in the area are on Maple St. freestanding mansions. One house has a massive lot with high hedges.
What is the difference btwn PLG and PLM where are the boundaries?
I know, I just thought it was funny (sad) because it was so out of left field, the discussion wasn’t even about other neighborhoods (I know, on some level it’s always about other neighborhoods) but it became part of the justification (“Hey, at least it’s better than that OTHER place”). Also, the “emerging” backlash is totally unnecessary, especially because so many people live in neighborhoods that were “emerging” (whatever that means) not so long ago – and here I inculde FG, CH, etc.
