houseIt always makes us scratch our head a little when we see an owner fail at selling his place on his own turn around and hand it off to a broker at a much higher price–the logic presumably being that he has a certain number he wants to net on the deal and he doesn’t care how he gets there. Now, we happen to think that in general brokers can fetch a slightly higher price than an owner for a variety of reasons. In the case of this house overlooking Greenwood Cemetery that was a FSBO HOTD last November, it’ll be interesting to see whether Corcoran can get the 12% premium over an asking price that the owner was unable to get for nine months, part of which time was during a much stronger overall market. Maybe they will because we were surprised that the owner did not get his price to start with.

  1. One issue with this house might be that’s it’s a one family that was apparently converted to a two without changing the C of O. I imagine getting a mortgage could be a problem and if you rent out an illegal apartment, you do so at your peril!

  2. Hey, 3:43, do you know Green-Wood? It IS park-like – before Prospect Park was built, people used to picnic here, and it really is a beautiful place. Nothing at all like the horrors you see driving through Queens.
